LandAndBuildingSites.com is a family-owned real estate firm, specializing in vacant land in rural communities across the United States.  We purchase vacant land, building sites, ranches, and other types of rural properties and then re-sell them at affordable prices, with a simple and easy purchase process.

What kind of land do you have available?

We specialize in land that is vacant in North America. Some of our properties may have utilities (i.e. sewer, water, power, etc.) and others may be completely raw (i.e. no sewer, water, power, etc.).

Should I visit the property before buying?

Yes, we strongly recommend that you visit and inspect the property before buying. You should also check with the county on the zoning and approved uses of the property. Particularly, the County Planning and Zoning Department will also be able to tell you about the current and future development plans for the area.

Are the mineral rights guaranteed for the properties?

We make no guarantees concerning mineral rights or the lack thereof. If the seller is aware of the lack of mineral rights, disclosure will be made in the disclosure statement of each of the properties. However, buyers should do their own research to find out if the property has mineral rights or lack thereof.

Are there any liens on the properties?

Every property listed on this website is either owned directly by our company or by an approved seller in our network.  Every seller has completed their due diligence when purchasing these properties, to check that the title is clear and free of liens.  We recommend that you do the same.  LandAndBuildingSites.com makes no guarantees regarding the title of the property.  As with any real estate purchase, it is important that you do your own research before completing the transaction. We recommend that buyers obtain a title insurance policy or at least conduct a title search on the property.

Will there be back taxes on any of these properties when I buy it?

No, we make sure that all properties are current (paid up) on their property taxes before we record your purchase with the county.

Can I make a larger down payment?

Yes, making a larger down payment amount is acceptable and encouraged. Just let the real estate agent know what amount above the stated down payment you would like to put down and we will accommodate the contract for this.

Can I meet with a notary in my local area to complete the closing?

Yes, if you prefer to sit down with someone locally to complete your document signing, we could arrange for a notary in your local area to meet with you to facilitate the document signing.  This is optional, and your cost for this service would be $75.

Is there any penalty for paying off a property early?

No. You can pay off your property at any time with no pre-payment penalty whatsoever.

What are the sources for the information, photos, and maps on your property listings?

We use a variety of sources for the information, photographs, and maps on our property listings.  Property information is sourced from the deed and closing documents pertaining to a particular property, along with the respective county’s real estate records, mapping tools, and index maps.  We get additional property information from real estate agents and aggregated data services, such as those provided by Black Knight Financial Services or other real estate data providers.

Pictures come from a variety of sources, including those taken by our company, real estate agents, or a property’s previous owners.  We use satellite imaging services including Google Earth, Google Maps, Bing Maps, and various other tools to get images of the property and the surrounding areas.  We make use of plat maps and aerial maps from the respective counties where our properties are located.  Finally, we also use pictures from photographers and sources such as: Larry Jacobsen, Lauren Topor, Jeremy Michael (2), Travel Nevada, US Bureau of Land Management, Mark Byzewski, Jeff B, David Herrera (2), Brian, Alan Levine, and BLM Nevada (2).  We alter pictures by adding text or captions and by cropping them to the correct size for this website.
